⚖️ What Is Transaction Brokerage?

In Florida, a Transaction Broker provides a limited form of representation to both parties in a real estate transaction — without being loyal to either side. The broker must treat all parties fairly, use skill and care, and help close the deal, but does not owe full fiduciary duties like loyalty or confidentiality to either party.

Unlike a Buyer’s Agent, a transaction broker works more like a neutral facilitator, not an advocate.
